Framing the House, Week Five, September 9-13.

 

We started putting the 1” foamboard over the osb this week.  Here’s a view of the house from the north east.  You can see the black plastic flashing above and below the blue foam and on the corner.  If any water gets into the vertical joints of the foamboard the plastic will channel it back out.  It will also prevent outside air from entering the wall.  The idea came from Joe Lstiburek’s book Builders Guide to Cold Climates.  Another great resource is Joe’s website: Building Science Corporation: Architecture and Building Science . 

 

Here you can see the flashing at the deck ledger board.  A film is placed behind the ledger.  A second sheet is fitted up under that sheet from below.  The second sheet comes out over the 8’ length of foamboard below.  A small piece of foam will be fitted on top of the 8’ length and below the ledger.  Any moisture that gets behind the ledger will be kept out of the wall and will flow back to the surface.

 

We wanted to run the foam continuously behind the ledger board but Bob was not at all in favor of that idea so this was our compromise.

 

An additional strip of plastic flashing will be placed over the strip that shows above the ledger and then foamboard will be placed against the wall above the ledger.

 

Metal flashing will be placed over the foam and behind the siding to push water away from the top of the ledger.

 

You can also see the plastic flashing strip at the bottom of the wall.

View from the west shore of the pond.  Water is trickling in but we’ve had no rain and plenty of sun and wind so the water level is just holding on.  The water level should rise as we move toward winter.

 

Friday, August 13, the first of the windows are in place above the porch roof.  The deck is framed but the railings and stairs are still to come.
